subsidi gasolin

Ada pula dilaksanakan bahawa subsidi gasolin kepada individu akan diadakan mengikut pendapatan. Tujuannya - orang kaya beli gasolin dengan harga yang lebih tinggi dan orang miskin pula lebih murah. Masalahnya siapa dia yang kaya dan siapa pula yang miskin. Cuba ingat, orang yang miskin nanti boleh 'menjual' kuota mereka kepada orang yang kaya dan justeru itu dapat keuntungan.

Kini, ada 2 aliran pemikiran. Pertama, harga komoditi dan barangan kehendak biar ditentukan oleh pasaran. Dan kedua, harga komoditi perlu ditegah ke tahap yang tertentu. Jika melalui pasaran, pengguna akan tertedah dengan harga yang selari dengan harga pasaran. Jika harga ditetapkan seperti sediakala, pengguna tidak perlu memikirkan penukaran harga. Mekanisma yang dijalankan oleh kerajaan memang dapat memperlihatkan suatu sistem ekonomi yang tenteram.

Pengguna-pengguna tidak akan ditegah dengan harga barang yang tidak tetap. Bila harga melantun tinggi, belbagai subsidi dan diskaun cukai telah diberi - dengan tujuan untuk menstabilkan dan menetapkan harga barang pada tahap yang disenangi oleh rakyat. Demikian juga, ianya memperlihatkan suatu keadaan yang pasif dengan pemikiran pemasaran tentang persaingan semasa. Langkah kerajaan adalah dengan niat yang baik. Walaupun demikian, langkah yang baik selalu juga disalahgunakan.

Macam subsidi minyak diesel kepada nelayan. Pula digunakan untuk mengaut kekayaan. Pada saya, situasi harga yang tidak seimbang akan dipergunakan untuk mengaut kekayaan. Lambat laun, stesyen minyak akan penuh dengan orang miskin yang beratur untuk membeli minyak. Ada yang akan dipelawa untuk menjual kuota mereka.

Saya harap kerajaan mesti mau fikir masak-masak sebelum kad minyak tersebut dilaksanakan. Saya rasa, cara yang paling baik adalah kawalan harga komoditi ini perlu dimansuhkan. Perlu diingatkan bahawa, sebarang kawalan ini adalah melibatkan kos pengurusan dan kos pengendalian. Sudah tentu, ianya tidak dimasukkan dalam kertas kerja kabinet. Dan lazimnya, kalau staf tak cukup, pula ianya minta untuk tambahkan staf.

Perlu diingatkan bahawa, kita harus mengolak langkah untuk mengurangkan kos-kos pengurusan yang tidak sepatutnya ada. Diharap kawan-kawan kita di dalam pentadbiran kerajaan perlu berhati-hati dengan kos pengurusan ini.

WE MUST ELIMINATE THOSE UNNECESSARY COST. THIS COST KILL....
SUGGEST TO CONVERT MOST OF THIS COST INTO VARIABLE COST INSTEAD OF FIXED COST.

Development Fiesta - The Case of Petaling Jaya

Tony Pua mentioned in his speech during the last GE near the SS2 Hawker Centre, Petaling Jaya; that PJ is overdeveloped. I wonder he will say the same tune. At times, he was at the opposition front. And now, he is at the ruling side. He got to matter with problems such as the mongol issues of economic retreading and retreatment.

I feel that Petaling Jaya should be developed as a major international hub. Take for instance, in the past the planner planned sufficient and adequate road system that enabling less traffic jam. However, when the growth rate escalates faster, it is still suffer with jam. Giving a thought of effectiveness, it is proper to plan our infrastructure to discourage the occupants to drive car. And instead, we should encourage them to use public transport. Its good that we have LRT. The land adjacent to the station should be developed into high density residential apartments and shopping arcade. Thats where all folks of people meet.

Technically, in Selangor, maximum plot ratio for development is 1:4. And in certain case, its less than that. Whilst, DBKL rated 1:10 !!!! at certain area. I didnt see any significance kind of traffic jam. except that more people are on the street. More often, places like New Town, SS2, Damansara Uptown, One Utama, Mutiara Damansara, Kota Damansara and Tropicana are high revenue place.

I do agree that, this areas are originally planned as residential housing estate rather. And, not ply for commercial We should encourage private sectors to help in redeveloping in high yield and high growth area/

Matters to say, the State Government depend highly on revenue from land thru accessment and premium,etc. One should encourage general public to develop here. I am talking on PJ because it has the significant criterias. Its next to Kuala Lumpur. And connected to side by side with areas like Taman Tun, Damansara Height, Bangsar and Mont Kiara. These are high yield international hub. PJ is well connected with expressway and highways across the airport and other major township such as Shah Alam, Klang, Subang Jaya, OUG, Old Klang Road, Seputeh etc. A lot of private colleges and institutions are set up their offices and campus here. University of Malaya is located at PJ section 11 and 12. UTAR has their branch campus at Section 13. Several major shopping centres are located in Bandar Utama and Mutiara Damansara. Most MNCs plan to move to PJ, because of its location and specific criterias. Office rental rate is relatively cheaper if it compares with Kuala Lumpur. Traffic system in PJ is quite well planned (if it compares to KL).

Defining the capacity and the capability of inducing higher and positive return to all folks including the State Government, it is undeniable that MBPJ - the authorised body, must enhance its added value. It must not pond PJ as the residential and housing estate alone. It must have a urbanite concept. EG....City in Garden. It should encourage green building concept. Owners should be allowed to entrange higher density and plot ratio with adoption of Green Building concept.

The City of PJ must enhance its fantasy of being a satelite town for KL to a new major City. Population should be double. So does, the receivable assessment. The area of the City should be enlarged Mukim Petaling instead. Mukim Petaling run from Saujana Puchong, Puchong Permai on eastern side, Subang Jaya to down south and Kota Damansara up north.

Its spear on MBPJ, MPSJ and part of MBSA. The blueprint of Kuala Lumpur Master Plan could be adopted instead. In moulding the Master Plan for Petaling Jaya, the State Government should excel and use its intrinsic intelligence to admininster the CHANGE......Ha ha ha ahahahhhhh
